Welcome! Thank you for choosing Moss Creek Village as your home. With being a new townhome owner, we would like to provide some information we hope will be useful as you settle in.
You are now a member of the Moss Creek Village Homeowners Association (HOA), as well as the Moss Creek Village TOA. Your HOA dues fund our management company, all the landscaping and irrigation for our community’s common areas, ponds #1 and #2, irrigation wells, and our amenities such as our 50-meter pool, 25-yard pool, tennis courts, basketball court, gym ($30 quarterly fee applies), clubhouse (rental is available), and all contracts associated with the HOA. Your TOA dues fund all the maintenance on the exterior of your townhome, landscaping, irrigation, and irrigation repair according to our Covenants, Conditions, and Restrictions.
Both our tennis courts and our 50-meter pool were recently renovated. We have a gym located in the basement of our clubhouse, which requires a monthly fee should you decide to use it. There is also a greenway with access from Moss Farm Street, Marquette Ave, Astoria Ln, and Alexia Ct. This greenway is maintained by the City of Concord and we encourage you to use it. It is part of a plan to connect our greenway down to Charlotte and eventually down to South Carolina.
Your TOA Board of Directors is made up of residents who volunteer their time, it is not a paid position. The board’s function is to act for all TOA residents, preserve property values, and keep Moss Creek Village townhomes a place of which we can all be proud. We hope you will become involved in our Moss Creek Village activities by volunteering some of your time. Currently, your TOA board meets on the fourth Thursday every other month at 6:30 p.m. Your HOA meets on the fourth Monday of each month at 7:00 p.m., open forum is once a quarter for owners to come and speak with the HOA board (Feb/May/Aug/Nov). Please note: Moss Creek Village is a deed-restricted community and all properties are held, sold, and conveyed are subject to the governing documents of the Townhome Association you received at closing. We realize closing requires quite a few documents and a lot of information, so this letter’s intent is to highlight some important areas.
Some areas that should be of help to you:
Investors/Landlords/Renters: There is a 20% rental cap for Moss Creek Village HOA. All properties & tenants must be approved by the HOA before a lease agreement can be signed. Leasing guidelines and applications are located on the HOA website under documents.
We have two websites associated with Moss Creek Village to help you. One is www.myamgconnect.com for all townhome information and the other is the HOA website at https://mosscreekvillage.connectresident.com/. You will need to create a login and password for both sites.
The Master HOA handles all rentals, violations, architectural requests, and amenities (including passes).
Trash day is every Friday and recycles pickup is every other week. Trash bins can be placed at the curb after 5 p.m. the day before pickup and must be removed from view no later than 9 p.m. the day of pickup.
If you plan to make any changes to the exterior of your property you must submit your plans to our Architectural Committee. Failure to do so could result in fines. Link: https://mosscreekvillage.connectresident.com/
We hope you will enjoy living in Moss Creek Village and invite you to become involved in our community. We encourage you to attend at least one HOA and TOA meeting, so that you may meet all your board members.
